Looking for something with a very similar plot like this, from around 2013 or earlier.

I have been trying to find this movie from around 2013 or before, I don't remember much about it, but the plot was very similar to the image above, a new couple moves in suburb, seduce them all one by one, ends with a full on swinging scene. I have been looking for it for a couple months now, closest I have gotten is this, but it's not the same, I don't even know any of the pornstar's name, I do remember one dude who I've kinda seen typecasted as a peeping tom type in a lot of other 2010-12 pornos, don't remember if he's an actual pornstar or the side character, I only remember that guy and I remembered this because of that guy.
